Basement Finish Information

Ceiling height. Habitable rooms, hallways, corridors, bathrooms, toilet rooms, laundry rooms and basements shall have a ceiling height of not less than 7 feet. The required height shall be measured from the finish floor to the lowest projection from the ceiling.

Exceptions:

  1. Beams and girders spaced not less than 4 feet on center may project not more than 6 inches below the required ceiling height.
  2. Ceilings in basements without habitable spaces may project to within 6 feet, 8 inches of the finish floor; and beams, girders, ducts or other obstructions may project to within 6 feet, 4 inches of the finished floor.
  3. Not more than 50 percent of the required floor area of a room or space is permitted to have a sloped ceiling less than 7 feet in height with no portion of the required floor area less than 5 feet in height.

Emergency escape and rescue openings. Basements with habitable space and every sleeping room shall have at least one openable emergency escape and rescue window or exterior door opening for emergency escape and rescue that must comply to the following; [Click Here]

Smoke alarms. Each level and sleeping room must have a smoke detector for more information; [Click Here]

Foam plastic insulation. Foam plastic shall be separated from the interior of a building by a minimum ½ inch gypsum board or another approved finish material equivalent to a thermal barrier having a finish rating of 15 minutes of fire exposure.

Draft stopping floor system. When there is usable space both above and below the concealed space of a floor/ceiling assembly, draft stops shall be installed so that the area of the concealed space does not exceed 1,000 square feet. For more information; [Click Here]

Fire blocking . Fire blocking shall be provided to cut off all concealed draft openings (both vertical and horizontal) and to form an effective fire barrier between stories. Fire blocking shall be provided in wood-frame construction in the following locations; [Click here]
