2011 Building Construction Statistics City of Sioux Falls
Permits issued. A record number of building permits were issued in the City of Sioux Falls in 2011 totaling 7,823. The previous record was 7,722 building permits issued in 2002. The number of building permits issued in 2011 is a 2% increase in the number of building permits that were issued in 2010.

Total Construction Valuation. Total construction valuation is defined as the quoted or calculated construction valuation for all commercial and residential new buildings, additions, repairs, remodels, and renovations built within the city of Sioux Falls. Since the economic downturn, the yearly construction valuation for the city of Sioux Falls has remained steady below the $300 million level. The City of Sioux Falls had a total construction value $291,163,392 in 2011, a 2.9% increase of the construction valuation which was $282,923,680 in 2010. Whereas 2011’s and the previous two years construction valuations are the lowest in the last ten years, the level of construction valuation still exceeds every yearly valuation prior to 2000.

Residential. The trend established in the residential repairs and renovations in 2010 continued into 2011. Smaller residential repairs and renovations drove up the total number of permits issued. The number of building permits issued for residential additions, repairs, and remodels (not including new residential buildings or new or renovated commercial projects) totaled 6,268 issued permits, or approximately 82% of the building permits issued in 2010. In 2011, the number of building permits issued for residential additions, repairs and remodels increased to 6,343 which made up 81% of the building permits issued in 2011. Again the number of building permits issued for residential re shingles and resides remained solid with 2,695 permits issued in 2011, compared to 2,428 in 2010 and 1,557 in 2009. The construction valuation for residential additions, repairs and remodels actually decreased to $38,314,689 in 2011 compared to $42,412,702 in 2010.
There were 347 new single family homes permitted in 2011, 16 fewer than what was constructed in 2010. The last year that the number of single family dwellings has been this low in Sioux Falls was 1989. The yearly number of single family dwellings permitted in the last two years approximates a little over a third of the yearly level of activity which occurred from 2000 to 2007. Townhouse construction remained steady in 2011. Townhouse units permitted in 2011 were 170 units, an increase of 10 units as compared to 2010 which totaled 160 units, and compared to 165 townhouse units in 2009.


Multifamily housing which includes non-transient housing such as apartments, independent and assisted living centers, etc., other than group homes, increased approximately 34% from 2010 to 310 dwelling units permitted in 2011. The increased number of multifamily dwelling units in 2011 is due to three separate apartment projects each having 48 units or more.

Commercial. There were 33 building permits issued for new commercial buildings, with a total valuation of $41,952,772 in 2011, which compares to 27 new commercial building permits with a total valuation of $22,813,946 in 2010. The number of building permits for new stand-alone commercial buildings was relatively equivalent, but the construction valuation increased 84% in 2011 compared to 2010 for new stand-alone commercial structures.
With reference to commercial remodels, renovations, repairs and additions, in 2011 there were 916 building permits issued with a construction valuation of $110,563,703. Said construction valuation includes $4,288,000 which consists of various State building projects and renovations to the Federal Courthouse which is not permitted but represents construction valuation occurring within the City of Sioux Falls. Commercial remodel and renovation permits, and construction valuations were similar to that of 2010 with an 11% increase in the number of building permits issued and a 4% increase in construction valuations.
There were 74 separate commercial and residential multifamily apartments projects submitted with a construction valuation of $500,000 or more.
