Notice is given that at the regular meeting of the Sioux Falls City Board of Adjustment to be held at 7 p.m. on Tuesday, November 13, 2007, in City Hall, First Floor, there will be a public hearing on the following variances to the 1983 Zoning Ordinance of the City of Sioux Falls.

• Item 102-07: Variance in the required number of parking spaces from 22 to 13.
  Legal Description:  Lots 1A and 2A of the replat of part of Block 4 of the Lewis Heights Addition to the City of Sioux Falls, Minnehaha County, State of South Dakota
  (2001 E. Tenth St. and 210 South Lewis Ave.).
• Item 103-07: Variance in the required side yard setback from 5' to 3.33'.
  Legal Description:  Lot 8 in Block 4 of the West Park Estates Addition to the City of Sioux Falls, Minnehaha County, State of South Dakota

• Item 104-07: Variance in the allowable fence height from 6' to 7'.

• Item 105-07: Variance in a waiver of hard surfacing of a parking space and access thereto until August 1, 2008.
  Legal Description:  Lot 38 and the N 7' of Lot 37 in Block 2 of the Lawler’s Addition to the City of Sioux Falls, Minnehaha County, State of South Dakota
  (530 N. Cliff Ave.).
• Item 106-07: Variance in (1) the required front yard setbacks from 10' to 1' and 0'; and (2) a waiver of hard surfacing of a parking lot until June 2008.
  Legal Description:  The E 44' of the W 88' and the E 52' of Lots 16, 17, and 18 in Block 6 of the Dakota Improvement Company’s 1st Addition to the City of Sioux Falls, Minnehaha County, State of South Dakota
  (822 and 824 E. Eighth St.).
• Item 107-07: Variance in the required number of parking spaces from 30 to 24.
  Legal Description:  Vacated Center Avenue adjacent thereto and Lot 15 in Block 1 and Lot 19 in Block 2 of the Broadview Addition to the City of Sioux Falls, Minnehaha County, State of South Dakota
  (229 W. 39th St.).
• Item 108-07: Variance in the allowable lot area from 3284 square feet to 3254 square feet.
  Legal Description:  Tract A, Lots 23-26, Block 9, Highland Addition to the City of Sioux Falls, Minnehaha County, State of South Dakota
  (630 N. Wayland Ave.).
