NOTICE OF HEARING

ZONING ORDINANCE AMENDMENT

Notice is given by the City Council that the following amendment(s) will be considered to the 1983 Revised Zoning Ordinance of the City of Sioux Falls.

1. 2007-12-07: REZONE from AG, Agricultural District to the Briarwood Estates North Planned Development District, the RC, Recreation/Conservation District, the RD, Residential District, and the RS-2, Residential District to allow single-family and multi-family residential, commercial, and office land uses at E. 57th St. and S. Sycamore Ave.
   Legal Description: Government Lot 4; the NW1/4 SW1/4 and SW1/4 SW1/4; except Tract 1, Leubecher’s Addition in SW1/4 SW1/4; Section 8-100-49 per exhibit, Lincoln County
2. 2008-01-07: REZONE AG, Agricultural District to RS-2, Residential District for an elementary school at E. Tenth St. and 6 Mile Rd.
   Legal Description: To be platted as Lots 1 and 2A, Fred Assam Memorial Addition in SW1/4 Section 17-101-48, Minnehaha County
3. 2008-01-21: REZONE RS-1, Residential District and Boulder Ridge Estates Planned Development District to the Three Fountain Plaza Planned Development District for mixed use commercial, office, and multi-family residential development at NW corner of W. 85th St. and S. Western Ave.
   Legal Description: Tracts 7, 8, 9, 9A, 10A, 10B, 10C, and a portion of Tract 10D, Prairie Hills South Addition, as shown by Exhibit, Lincoln County
4. 2007-12-31: MAJOR AMENDMENT to Subarea B, Lundstrom’s 2nd Subdivision PD, Planned Development District to allow commercial development at W. 69th St. and W. Ralph Rogers Rd.
   Legal Description: To be platted as Lot 3, Block 1, Lundstrom’s Addition, Lincoln County
5. 2008-01-02: MAJOR AMENDMENT to Subarea B, Whisper Ridge PD, Planned Development District to change Subarea boundaries at S. Southeastern Ave. and E. Whisper Trl.
   Legal Description: Tract 2, Thoms Addition per Exhibit, Lincoln County

The City Council will consider said amendment(s) at the Carnegie Town Hall, 235 W. 10th St., at 7 p.m., March 3, 2008.
