Notice is given that at the regular meeting of the Sioux Falls City Planning Commission to be held at 7 p.m. on Wednesday, February 6, 2008, at the Carnegie Town Hall, 235 W. 10th St., there will be a public hearing on the following amendment(s) to the 1983 Zoning Ordinance of the City of Sioux Falls:

  1. 2007-12-07: REZONE from AG, Agricultural District to the Briarwood Estates North Planned Development District, the RC, Recreation/Conservation District, the RD, Residenital District, the RS-2, Residential District and the Briarwood Estates South Planned Development District to allow single-family, multi-family, commercial, and office land uses at E. 57th St. and S. Sycamore Ave.
    Legal Desc.: Government Lots 4; the Northwest Quarter of the Southwest Quarter (NW1/4 SW1/4); and the Southwest Quarter of the Southwest Quarter (SW1/4 SW1/4), except Tract 1 of Leubecher’s Addn. in the SW1/4 SW1/4 and except Tract 2 A of Leubecher’s Addn. in the SW1/4, all in Section 8-100-49, Lincoln County.
  2. 2007-12-20: REZONE AG, Agricultural District to the Canterbury Heights East PD, RD and RS 2 Residential, and the RC, Recreation/Conservation Districts for future development at E. Madison St. and N. Powder House Rd.
    Legal Desc.: E1/2 SE1/4 and SE1/4 NE1/4 Section 12-101-49 and NW1/4 SW1/4 Section 7 101-48, Minnehaha County.
  3. 2007-12-31: MAJOR AMENDMENT to Subarea B, Lundstrom’s Second Subdivision PD, Planned Development District to allow commercial development at W. 69th St. and W. Ralph Rogers Rd.
    Legal Desc.: To be platted as Lot 3, Block 1, Lundstrom’s Addn., Lincoln County. .
  4. 2008-01-02: MAJOR AMENDMENT to Subarea B, Whisper Ridge PD, Planned Development District to change Subarea boundaries and uses at S. Southeastern Ave. and E. Whisper Trail.
    Legal Desc.: Tract 2, Thoms Addn. per Exhibit, Lincoln County.
  5. 2008-01-07: REZONE AG, Agricultural District to RS-2, Residential District for an elementary school at E. 10th St. and Six Mile Rd.
    Legal Desc.: To be platted as Lots 1 and 2A, Fred Assam Memorial Addn. in SW1/4 Section 17 101 48, Minnehaha County.
  6. 2008-01-14: REZONE from the O, Office District to the C-2, General Commercial District to allow a motel expansion at 101 N. Blaine Ave.
    Legal Desc.: N 1/2 vacated 9th St., West 1/2 vacated Blaine Ave., Lots 1 8 Block 15, Eastwood Addn.; West 96.5 ft. vacated 9th St., East 1/2 vacated Blaine Ave.; West 96.5 feet of Lots 9 12, Block 16 Eastwood Addn., Minnehaha County.
  7. 2008-01-15: REZONE RD and RA-1, Residential Districts to the Bronto PD, Planned Development District at S. Ebenezer Ave. and W. Graceland Court.

  8. 2008-01-21: REZONE RS-1, Residential District and Boulder Ridge Estates Planned Development District to the Three Fountain Plaza Planned Development District for mixed use commercial, office, and multi-family residential development at northwest corner of W. 85th St. and S. Western Ave.
    Legal Desc.: Tracts 7, 8, 9, 9A, 10A, 10B, 10C, and a portion of Tract 10D, Prairie Hills South Addn., as shown by Exhibit, Lincoln County.
  9. AN ORDINANCE OF THE CITY OF SIOUX FALLS, SD AMENDING THE REVISED CODE OF ORDINANCES BY SETTING STANDARDS AND ADDING COMMERCIAL RECREATION FACILITY TO CERTAIN COMMERCIAL ZONING DISTRICT USES.
